Let’s talk timing chains and BMW. Last month three Hughes Limousines 7 Series BMWs were off the road with timing-chain issues. The three cars were repaired by BMW dealers. Within a week one engine had blown up. A month later another had blown up. The service people told the third driver they had learned something by then. Replacing the oil pump meant the third engine didn’t blow up. That’s good: replacing the engines cost $34,000 each. BMW agreed to pay half. Hughes didn’t argue much since the cost was going to be borne by the two drivers who rented the BMW 7 Series from Hughes. Even by BMW dealers’ standards, there’s something very odd about this. Several things, in fact.
It’s the oil pumps failing that causes the timing chains to fail shortly there after.BMW use oil pressure fed lash adjusters on the chains that are supposed to lash the chains out on the slack side.These adjusters are fitted with a piston that sees oil pressure and a spring loaded ratchet pawl that latches incrementally as the piston moves out so it’s a one way deal.
No way of knowing why the pumps are failing,that could be anything from poor metallurgy(German steel is highly overrated) to the owners not using the factory recommended oil.
Using the correct oil in a vehicle nowadays is a huge issue,it’s no longer like times past where any 30wt or multi-visc was fine.Many manufacturers now specify specific oil formulations and additive packages.My father had a Mercury Grand Marquis with the DOHC 4.6L (a fine engine btw) it specifically required a Motorcraft Oil spec,other wise it used oil and got poor mileage.

Well, that’s quite something.
How shallow is the river there? She seemed to be stirring up quite a bit of silt as she left her berth.
The channel depth is 200ft (61 m) and near the docks probably half that.The river moves half a million tons of silt everyday so it always looks muddy.

I don’t doubt the truth of what you say, Mawm but there’s also no doubt that overseas buyers have pushed up the price of Auckland houses to unrealistic levels.
I don’t believe the stories about young couples being unable to afford homes are “hysteria”. Exaggerated? maybe. They tend to want it all, all at once.
It’d be interesting to look at the price vs earnings today compared with – say – the mid-seventies.

The hysteria is promulgated by the Bernard Hickey’s, etc. and yes the youth want it all at once and close to where they work. As for foreign buyers; they have always been there and the vendors certainly are not saying no to the offers no matter who makes it, as is what happened in the 80’s with the Asian invasion and the subdivision scramble that left Auckland such a mess. It is what NZ does.
Looking at some of the real estate offerings in NZ I see a hyper-inflated market similar to what we have here.An ordinary house with a couple acres is listed for $500,000 where just a few years ago it would be a hard sell at $100,000.That kind of market usually doesn’t end well as demonstrated here in 07′-08′

Let’s talk timing chains and BMW. Last month three Hughes Limousines 7 Series BMWs were off the road with timing-chain issues. The three cars were repaired by BMW dealers. Within a week one engine had blown up. A month later another had blown up. The service people told the third driver they had learned something by then. Replacing the oil pump meant the third engine didn’t blow up. That’s good: replacing the engines cost $34,000 each. BMW agreed to pay half. Hughes didn’t argue much since the cost was going to be borne by the two drivers who rented the BMW 7 Series from Hughes.
Even by BMW dealers’ standards, there’s something very odd about this. Several things, in fact.
It’s the oil pumps failing that causes the timing chains to fail shortly there after.BMW use oil pressure fed lash adjusters on the chains that are supposed to lash the chains out on the slack side.These adjusters are fitted with a piston that sees oil pressure and a spring loaded ratchet pawl that latches incrementally as the piston moves out so it’s a one way deal.
No way of knowing why the pumps are failing,that could be anything from poor metallurgy(German steel is highly overrated) to the owners not using the factory recommended oil.
Using the correct oil in a vehicle nowadays is a huge issue,it’s no longer like times past where any 30wt or multi-visc was fine.Many manufacturers now specify specific oil formulations and additive packages.My father had a Mercury Grand Marquis with the DOHC 4.6L (a fine engine btw) it specifically required a Motorcraft Oil spec,other wise it used oil and got poor mileage.

A complete oil/filter change is a different story though, and I prefer to use a decent brand for that.
